5 Singapore Property Myths, Busted By Real Numbers (And One Thing I Caught an AI Making Up)

Housing takes up only 15% of all the land in Singapore. HDB uses 8% of that to house 8 out of 10 Singaporeans. Private housing uses almost the same amount of land to house 2 out of 10.

That one fact, straight from an official government record, quietly busts a bunch of things people assume about property here. Let’s go through them.

Think of Singapore like a pizza

Imagine Singapore cut into 100 slices.

  • 8 slices → HDB flats (public housing)
  • 7 slices → private housing (condos, landed houses)
  • 13 slices → factories and industry
  • 14 slices → parks, nature, and reservoirs
  • 58 slices → everything else: roads, army bases, power stations, MRT lines, government buildings

All housing combined, public and private, only takes up 15 slices out of 100.

HDB does more with less. A lot less.

One is an HDB block, tall, packed with families floor after floor. The other is a landed house, one family, same size plot, low to the ground.

  • HDB uses 8 slices of land, houses about 8 out of 10 Singaporeans.
  • Private housing uses almost the same 7 slices, houses only about 2 out of 10 Singaporeans.

Same land. Wildly different number of people housed. That’s the real headline hiding inside this stat.

One correction to the original post that started all this: it claimed 70% of Singaporeans live in public housing. The real number is higher, closer to 78 to 80%. It actually undersold HDB’s own efficiency.

Now, the myths. Busted properly.

Myth 1: “Singapore is running out of land for homes”

Busted. Housing uses only 15 out of 100 slices. Over half the island is roads, army land, and infrastructure. Singapore isn’t short on land, it’s short on land the government has chosen to release for housing at any given time. One is a permanent limit. The other is a policy dial someone can turn.

Myth 2: “Private property is what makes Singapore feel dense”

Busted, actually the opposite. HDB is the real density champion, housing 4 in 5 people on barely any land. Private housing, especially landed homes, spreads out and houses far fewer people per slice. If density is the question, HDB wins easily.

Myth 3: “Private property prices are pure supply and demand, nothing else

Half true. The government does tightly control private housing land, which creates real scarcity. But prices also move with interest rates, cooling measures, and how much money buyers have flowing in. Land scarcity is one lever, not the only one.

Myth 4: “Government Land Sales (GLS) will keep growing private housing supply”

Mostly busted. Most GLS land doesn’t create new land, it redevelops existing land more intensely, like swapping a 5 storey building for a 30 storey one on the same plot. Real new land from reclamation does happen, just slowly.

Myth 5: “Landed house prices are mainly about age or size”

Overstated. Land scarcity is a real driver, the math above backs that up. But freehold vs leasehold, exact location, school zones, and redevelopment potential move the price too. Scarcity is one big ingredient, not the whole recipe.

One more thing worth knowing, because it’ll happen to you too

I ran all of this past an AI fact-checker before writing this post. It came back “10/10 verified.”

Then I checked its checking. One claim held up completely: it named a specific minister who personally confirmed these numbers in Parliament. I actually doubted that at first, wrongly, until I found the real transcript and it turned out the AI had it right, I was the one who was sloppy. But the same AI also quietly took a leftover, unlabeled number (that 58% “everything else” slice) and repackaged it as an official government category. It wasn’t. It said both things with identical confidence.

That’s the actual lesson. “Verified” from an AI means “sounds right to me,” not “checked against the source.” The only way to know which parts are true is to go find the real document yourself.
