District 13 at a glance
District 13 (postal codes starting 34, 35, 36 or 37) has about 36,214 homes: 25,488 HDB flats (70%), 7,407 private condo and apartment units (20%), and 3,319 landed houses (9%). About 1 in 11 homes in D13 is a landed house.
HDB flats include 1,903 rental flats. Private home counts are as at Q4 2022 (URA), HDB counts from HDB property information (data to Dec 2025), via data.gov.sg.

D13 landed market in brief
From Sep 2025 to Aug 2026, 106 landed homes sold in District 13, 13% fewer than the 122 sold in the 12 months before. Terrace sales fell to 58 (from 76) and semi-detached sales fell to 14 (from 25), while detached sales rose to 19 (from 13). A terrace on 1,500 to 2,500 sqft of land typically sold for $3.84M to $4.8M, with a median of $4.37M across 32 sales. Measured per square foot of land, these terraces sold 6% higher than the year before. Even on the same street, land size is not the whole story: two terraces on Jalan Chengkek (2,630 and 2,636 sqft) sold $2,000,000 apart in Jan 2026 and Jun 2026.
